    I hate to quote many a SHAMELESS episodes From SHOWtime Television.
    BUT gentrification is TUFF on the poor as well as the MIDDLE Class.
    DOES the construction COMPANY hire any POOR?
    ARE the workers in the NEW Building POOR from the very same neighborhood?
    When the rich neighbors party in PHILLY they spend more and TIP more than the Middle.
    Does The PRICE of SODA have an economic impact on the RICH?
    OH, I neglected to Mention they do not pay RE Taxes on new construction,
    but you and I must pay extra to make up for their need of CITY SERVICES.

    KENNEY and CRAZY CITY COUNCIL are out to KILL THE POOR.
    Ultimately this turns into a Dichotomy.

    STUFF THE CRO - that is a British term.

    Cro Pie:

    1 cro
    stuffing of your choice
    salt and pepper
    shortening
    flour
    2 Pie crust mixes
    2-3 hard-boiled eggs

    Stuff the cro. Loosen joints with a knife but do not cut through.
    Simmer the cro in a stew-pan, with enough water to cover, until nearly tender, then season with salt and pepper. Remove meat from bones and set aside.
    Prepare pie crusts as directed. (Do not bake)
    Make a medium thick gravy with flour, shortening, and juices in which the cro has cooked and let cool.
    Line a pie plate with pie crust and line with slices of hard-boiled egg. Place cro meat on top. Layer gravy over the cro. Place second pie dough crust over top.
    Bake at 450 degrees for 1/2 hour.

    You can add one more log to the fire that is the plight of the working man, Bixbyte: looks like there's more development coming down the pipeline to our post-OCCA, post-supersupper, post-car driving Old City. Oh, the parking, the parking!

    It's too bad this site doesn't include all of the surface parking in this area. I also hope that there is street level retail but at least the parking is mostly hidden with only one curb cut.

    This isn't an exciting design but it's an appropriate one at least. Since I'm buying a unit at the National I can't really complain about a curb cut and lack of retail since the National has those as well.

    The rest of this block to Quarry St is for sale (at a crazy price of $3.9million) and should hopefully be redeveloped soon as well.

    Along with the big projects at the National and 218 Arch, it seems that Old City is moving along as a pretty rapid pace.

    However, there are still 4 or 5 surface parking lots that need to go away which is crazy.

    Nice! Great to see empty lots long protected from development by OCCA getting filled in one by one.

    Tho some of the new townhouse projects are pretty lame design wise.

    Well, it looks like the apparent effort to derail this project on bogus historic pretexts fizzled. It's underway now:

    It's really amazing how OCCA stepped out of the way and Old City development instantly kicked into gear.

    It was flipped to a new developer a while ago.....but it's still crickets and I'm getting tired of seeing the poorly fenced lot every time I leave my condo.

    I could not agree with your more! If nothing is going be done with the lot for some time make it into a park. Take the fence down and throw some grass seed down. Those of us who live close by will maintain it to look good. Sounds silly yet it would look better than the ripped cover fencing falling down on the sidewalk.

    Ugh, I didn't realize it had been flipped. That's disappointing. Supposedly the facade is in storage and it was going to be used on the new building. It's mind boggling that the lot right next to Elfreth's freakin' Alley can't find a developer.

    Last I had heard the orange-ish facade was to be recreated using new materials, as the original was deemed too damaged to salvage.

    Yah, they are going to recycle what they can of the old and recreate it with the new design.

    But of course that was another developer....

    Well this might be good news for the National Products site.....a foundation permit has been granted for the site.

    Hopefully, it's not being pulled to comply with a time limit on the permitting process and they actually intent to build.

    I wonder what the hold up is. Is Old City's luxury rental market too saturated for a developer to realistically ask for the rent they want?

    Well it's time for an update on the progress in Old City.

    1. 218 Arch Street PMCs 10 story 116 unit project is back and building after their eviction problem. I mean letting 75-100 bodies live there month to month since 1850 is bad management. Jokes aside I'm glad they allowed the archeologists to do the right thing.

    2. The National at 109-131 North Second Street has started to dig some holes and I think I even saw some foundation work. This 192 unit project has been delayed for over a year and a half since it was flipped mid project by the Dale Corporation. I hope they finish this quickly because I can hear construction noise on this one.

    3. 44-50 North 3rd Street is to become an 8 unit condos in the front with retail with 9 townhouses in the back. This mullet is now starting to be a hole in the ground.

    4. 313 Race Street which is a 7 story 80 unit condo building is now actually one floor of steel. Yay vertical progress.

    5. 401 Race Street which is to become a 4 story 216 unit apartment building is also now a hole in the ground. with the old Whitman chocolate factory being cleared it gives you a great temporary view of the Ben franklin bridge.

    While I'm not excited for much of the architecture, I'm glad for the added density and the removal of more surface parking lots.
