Default Maybe somebody should force these properties up for sheriff sale?

28 N 42nd St. Owned by "FDR Inc", which lists a PO box as its address. Has been falling appart for years and no maintenance ever done. Owes over $6k in taxes, interest and penalties.

23 N 42nd St. Owned by somebody who doesn't live there (probably inherited from a parent who passed away). Been (improperly) sealed and falling appart for years. Owes over $3k in back taxes, interest and penalties.

Welcome to Philadelphia. Here's how you can help us make our great city even better:

    * Write to your elected officials
    * Report suspicious activity to the police department
    * Is there an abandoned/nuisance property in your neighborhood? See if it is tax delinquent. If so, maybe you can force it to go to sheriff's sale.

Oh yeah, and don't forget 335 N 42nd St. "West Powelton Against Drugs" let this thing rot while turning down one offer after another to buy it saying not enough was being offered. Eventually, the roof caved in and L&I demolished the place. Now it owes over $10k in back taxes, interest and penalties. There are even specific city solicitors assigned to each year of taxes owed (??). I also think it's ridiculous that somebody can sit on a vacant lot full of weeds and pay only $72/year.

None of them were received at arms-length, either.

    012137100 642 PIERCE ST FDR INC ROW 2 STY MASONRY 12/1/2003 $1 $16,700
    061251500 28 N 42ND ST FDR INC ROW 2 STY MASONRY 12/1/2003 $1 $14,500

    Beulah is in Kenyatta-land:

    Pierce, Squilla:

    Jannie, 42nd:

3 different council members. You could try to save the $800 off the start and send an e-mail to council staff asking for the properties to be pushed. I'd post the e-mail replies (if you get any), here.

Failing that, the Beulah property's liens are with Linebarger, who can take a deposit (you have to call them on the phone and tell them you want to BUY the property, otherwise the idiots on the phone will refer you to Taxpayer Assistance... i.e. to pay the tax bill, which you DONT want to do).

The Pierce property is with GRB who does not accept deposits. You have to talk to a staff attorney and ask them to bump it.

The 42nd St property's liens are with RETU. That one will probably go nowhere because Jannie will coddle them.

While we're talking about slumlords, anyone ever heard of this LLC?

    OPA Website: Property Search

    Owner(s): BLUE PRINT HOMES LLC
    OPA Account Number * : 462118600
Mailing Address: BLUE PRINT HOMES LLC
    PO BOX 29332
    PHILADELPHIA
    PA
    19125

All tenants that were previously living in this particular property on my block were recently evicted (or at least they mysteriously evacuated about a month or two ago.) Since then there have been rumors swirling that they hadn't paid rent for quite some time. One unit was occupied by a nice family: mom, dad, three young boys and a well taken care of akita, and the other unit was occupied by a bunch of very careless, d-bag drug dealers with upwards of 5 neglected, barking dogs and no awareness of how to use a trash can or other neighborly courtesies. I don't frankly know how the family lived with it all that time, except I'm sure living rent free was a "perk". Now that it is in new hands I'm a little nervous about what will follow.

I know others on here have had concerns and issues with Neighborhood Restorations/Prime Management properties (I've had both positive and negative experiences with them myself) but since the negative ones outweigh the positive I'm definitely a little leery of newbies, especially ones with PO boxes and no web presence as an LLC.

So, ever heard of Blue Print Homes?
