Default Construction 45th and Walnut

Anyone know whats happening at the vacant lot on the North west corner of 45th and Walnut? For a number of months there was a forsale sign/for lease sign on the property. That sign disappeared a while ago and this week someone started digging up the property. Curious what they are doing?

Thanks... Its kind of annoying having the 2 sites going at the same time. You have to remember to check both. Very fragmented. I wish one of them would go away

Can someone fill us in as to what is being built at 45th/Walnut Streets? The reference to a phillyblog thread on this topic is useless since that site no longer works. Thank you.

Thanks. I was able to read it. You're right -- it doesn't really settle the issue. That post refers to the northeast corner of 45th/Baltimore -- I think the lot in question is the northwest corner of 45th/Walnut. Although it's probably correct to assume that some form of retail is being developed here -- hopefully not another drug store.

Yes - I don't know how I mis-typed the original note - but Alan at Monarch Hardware says that the NW corner of 45th and Walnut will be 5 retail spaces with 8 parking spaces.

He also said that the corner used to be a gas station so they had to excavate out the tanks.

I sure as hell hope not. We don't need another super 7 type place on Walnut. If it is a strip mall whats going on with our zoning code to allow this kind of thing to still be built??

I guess it depends on where the parking spots are located - side, front, back?

Anyone know how to find out?

If there is a neighborhood association there, you should be able to write up a quick letter of inquiry. When I lived in Cedar park, we were able to delay some construction until we were better informed. After that, they started building and put up something totally different that was a complete eyesore...

...it almost worked...

Walnut Hill Community Assoc covers that area i believe, although if construction is underway there isn't much you can do at that point unless they're working without permits.

Very unusual circumstance. Thanks spot zoning!

It looks to me like they are poring the foundation. It looks like the walls are up to the sidewalk along Walnut and also along 45th, so I don't know where any parking spots would go. It looks like it would be three separate units on the ground floor.

Foundation walls aren't very deep either...

It appears a buffet-style restaurant is going in here. It sounds pretty unappetizing to me, but maybe others will enjoy the addition to the neighborhood. I just hope the building doesn't look like a fast-food joint or Old Country Buffet.

Isn't there another restaurant going in on the corner of 45th and Chestnut, where the old insurance store used to be? Or maybe I have it mixed up with another place.

Looks like we're getting a Checker's where KFC used to be at 44th and Market, too. Ahh, progress!

btw

Did you see Monarch's new sign? Very swanky.

Also, Demetri's was great - definitely get out and support them to help them make it!
