    Default Science Ctr highrise at 38th and market

    A "mixed-use research and retail" tower rising up to 280 feet, or 25 foors, on a parking lot on the northeast corner of 38th and Market Sts., in the University City Science Center. "We've been trying to get the Science Center to develop taller buildings," newly-promoted Planning Commission Executive Director Gary Jastrzab told me. Science Center's Jeanne Mell tells me the tower may rise just 12 stories. Goes before the Zoning Board on Wednesday.

    I don't know if I like that design, for their architecture school, no less.

    Much better than their current building, though.

    As for the Science Center - while its desireable to have a higher building on Market, it makes sense that its this height. Scientific companies seem to dwell in squat, wide buildings moreso than they do in high rises. And any development in this economy is a boon - no less a prestigious incubator that may churn out the next Amerisource.

    The Science Center is not bad at all; I just don't know whether it's truly a high rise, that's why I put those words in quotation marks earlier. For that part of town, the height for that building is plenty tall. Besides, it's better than the Cira South/2 plans which are still just on paper.

    Not to mentione this is replacing a surface lot. I'm personally thrilled about this. It seems like the sicence center is serious about expanding. They plan on breaking ground by the end of the year too, so we should actually see this come to fruition soon (unlike other projects that remain in development limbo).

    Yeah once this goes in, I'm pretty sure the only undeveloped parcel the Science Center will have left is the parking lot catty corner to the proposed building. Now if we could just do something about the ****tily configured housing at 40th and Market...

    Also, someone mentioned Temple's arch building, but isn't there something much bigger going in at Broad an Cecil? This aggressive expansion is good to see during a major economic slump.

    don't worry, PHA will sell off the weird unused space at 40th and market. ; ) no, it truly is an awful use of land by a transit stop.

    Kind of bland, but not terrible. I can't tell if it looks like they plan on adding more ground-level retail to the space where MidAtlantic resides, but if so that would be really nice. Particularly if they added it to 38th st instead of Market.

    Yeah we had another thread about the housing. I'll admit it's not the worst, most likely cause its one of PHA's privately run developments rather than straight up projects. As el alluded to, my biggest problem is that it's lower density development right next to a major subway stop and that it will probably stay how it is forever.

    This building is about to start construction. Only 11 stories instead of the originally proposed 25 though.

    btw I hear that the Science Center's incubator is doing very well. They give out free office space for a period of time but then expect the companies to move into real offices in the SC.

    these medical buildings take an awful long time to get built...the innards must be the reason. This thing is only 11 floors and will take almost 2 years to build...

    This leaves the lot at SW 38th and Market as the only undeveloped stretch of the Science Center, correct?

    I'm pretty sure it's the last one.

    Now if they would only move UC High/Drew or consolidate it's sprawling, underused campus and throw in some more residential housing you'd pump up Lancaster and Market in one fell swoop.

    There are still open lots at 3400 Market, 3601 Market and 3800 Market.

    Supposedly the Drew School site is coming available in the fall, but it does not include UC High or the Walnut Center.
