    I've tried to find some additional information about Titan Acquisitions LLC, and have only found a link to Stop Foreclosure In Connecticut c/o Investors Management Associates in Connecticut, where they state:

    "We specialize in finding creative solutions to real estate problems. We are real estate investors who buy houses in any condition and price range. We pay cash. Closings are handled professionally and quickly."

    I've also found another link to the following website which offers little of no information:

    Right. Sounds like the previous owners called one of those "We buy houses" signs plastered all over the place.

    So we get to sit here and let the place rot while they wait for the value to increase....lovely.

    In the meantime, can we at least get L&I back on him? None of the violations it was previously hit with were fixed.

    And the drug dealers and prostitutes continue to live in the apartments upstairs. I just saw one enter and then leave the property this afternoon. It would appear as if the new owners do not have any interest in improving the building or making any changes to it that will benefit the community. At least, they could have evicted these most likely illegal tenants and have changed the locks.

    The building continues to deteriorate and more of the windows are now missing. L & I must be contacted and the new owners should be fined.

    Well, this is a new-ish LLC (registered in 2008, right at the start of the recession).

    I imagine this chick who runs this LLC is a property vulture looking to make some money off dispair. Either she half-ass fixes up the building and rents the remainder of it out until a big bucks buyer comes along, or she lets it fester.

    She registered this in Sep 2008... right when the stock market exploded and the housing crisis fear was at its zenith.

    Unless anyone can check the other properties to see if she's got any signs of actually constructing/rehabbing on her own. Usually when I see a Huntingdon Valley owner I'm pretty sure it's not someone who's looking to do major improvements to the structure, but looking for some quick bucks.

    Why not e-mail Marina (amarina7@yahoo.com) and first, welcome her to the neighborhood? Then ask her how she plans to have a positive impact on the community. Be sure to "suggest" that she needs new tenants.

    If she doesn't respond, how about we all get together for a road trip to Richboro? We should wear bathing suits in case she invites us in for a pool party.

    To Ms. Marina Ayzenberg:


    I am writing to you to ask some pointed questions about a property you recently acquired at 2200 St. Alban's Street in Philadelphia. I cover a blog about real estate delinquency, vacant, blighted and abandoned property in Philadelphia.

    I have located through Phila. Dept of Records documents that Titan Acquisitions, which you are co-principal of and you registered this Limited Liability Company with the Pennsylvania Department of State with yourself and Dmitry (sp?) Starominsky as the other co-principal, both in in Richboro, PA using a Post Office Box in Southampton, PA in Huntingdon Valley.


    I have some specific questions concerning your investment property:


    1. Are you are aware that the structure located on 2200 St. Alban's contains numerous violations with the Department of Licenses & Inspections? Do you intend to rectify those violations and return the property back to code compliance?

    2. Are you aware that there has been human habitation on the upper floors of your structure? Specifically, known drug users and prostitutes continue to enter this structure. Do you have plans to secure the building and correct the Doors & Windows violation in the Philadelphia Property Maintenance code? (Title 4, Subsection PM)

    3. How do you intend to realize value out of your investment? i.e. rehabilitation to productive rental, rehabilitation to sale, flipping, etc?



    Please note, if you choose not to respond I will continue writing a piece concerning this property citing public records and court documents that I have thus been able to locate so far. The immediate neighbors surrounding this property have been battling nothing but nuisances caused by lesser-than-reputable people who have occupied this building over the years, including the years when this was a check cashing store. They are hoping that one day this building will cease being a scourge to the neighborhood.

    That stretch of 22nd Street should be the neighborhood's Passyunk Square. Aside from the obvious stretch of businesses (boutique yuppie businesses), there should be trees on either side of the street (between Fitzwater and Christian) and lights during the holidays. I'd be happy to help pay for the trees and lights.
