    Ask the audience:


    What would you all prefer? I will personally reach out to the rear neighbors on Kater but figured this was a good start.

    3 commercial spaces + 9 2bdrm apartments above in a 4 story structure.

    1 large commercial space + 15 1bdrm apartments above in a 4 story structure

    I second that.

    Either would be great, but a larger space may potentially bring in a different tenant than what is already on South St which would be great. I mean... while I'm replying, convince one of these beer loving restauranteurs to bring their next german beerhall here =)

    They're popping up all over the place in closer proximity to each other than that, plus its more like 20 blocks to me and I hardly expect him to listen haha

    Ori, I thought the previous developer had proposed a 4-story structure but faced zoning opposition (from Kater Street neighbors???) -- and that's why we've had this mess for so long. Why will it be different this time?

    how about turning it into a mausoleum for ori bush and his friggin blog so he can have the ultimate in shameless self promotion, as well as a final resting place. i like it like it is now - it strikes an eerie harmony with the City and State sponsored blight nearby (Royal Theater -$33 million and counting), as well as the vacant, blighted RDA and PHA houses scattered through the neighborhood. Take a look at the PHA and RDA houses in the three blocks immediately south (on 16th st) of south st. Why haven't they been sold? Why are they not maintained? Why do they sit there and produce no City revenue?

    Your feelings of the developer aside, what does any of this have to do with the property in question? If anything, his blog attempts to highlight the plight of the Royal Theater and the vacant lots in the surrounding area. I realize I am probably trying to reason with an unreasonable person, but thought I would try anyway....

    I like my post better. And I think the mausoleum is a great idea. "Developer" huh? More like real estate agent. Also, you might have realized there was a substantial amount of sarcasm there too in my original post. Look, as redevelop proceeds, final resting places will become more and more scarce. If you want a final resting place in this neighborhood in the future, you should buy your own mausoleum now, rather than depend on the availability of free burial locations in the future. Hey though as bad as those places are/were, AT LEAST THEY PRODUCED TAX REVENUE FOR THE CITY, unlike all the city-owned bs, or the royal for that matter (taxes are real low).

    i definitely love the idea of just a large, single retail space for all the reasons mentioned above. I don't know the logistics or the zoning requirements but allowing for higher ceilings (10-12 ft range) on the first floor will certainly make attracting restauranteurs easier. Nothing kills ambiance like an 8 foot drop ceiling.

    When you say one large commercial, what type of square footage are you talking about? What type of commercial business usually occupies that amount of commercial spaces--obviously, a restaurant, but what else would be a target for a 'large commercial space'?

    I would vote one large commercial space. Most of South St spaces are single wide (+/- 16') which can be limiting for potential tenants.

    Ori, I am a VERY supportive of your PB plight. But, your description for THIS property in SWCC is "4 story" without a definition to the actual building height.

    Will it exceed the existing 35' or proposed (August new zoning) 38'?? And if so, why?

    This is very bad.

    Smaller spaces get rented. Large spaces sit idle, looking for some ideal tenant that will never happen. Neighbors will get dreams of trader joes, apple stores, and everything else that will never occur. And then, the developer will end up having to divide the spaces after it sits dark for a few years or they'll have a dollar store move in.
