I have lived in Newbold for 3 1/2 years now and have never had a single problem with anyone--my neighbors are nice, everyone seems to get along quite well.
I live on 18th street closer to Moore where I never see auto glass from break-ins. I have a garden that stretches the entire length of my house that is fully accessable to any pedestrian and have never lost a single plant to my knowledge. The neighbors are more interested in standing in front of the garden and having their pictures taken(that is flattering I must admit). And as my screen name on here implys, I have done some rehabs in the neighborhood and 2008's rehab sold in 17 days for 240,000 and 2009's sold in 60 days for 237,000. There is currently one accross the street and the realtor sign has been on there maybe a week and they already have a young buyer ready to sign a contract. I'm telling you this area is hot.
Where is this newbold you speak of ?
I am Godzilla - you are Japan
I'm confused. I thought this was a thread about a particular intersection. I didn't believe it was possible to derail a thread when you've been banned from the board, but I guess Mel has accomplished an Obi Wan Kenobi level feat of trollery. Even struck down, he's here more powerful than I could have ever imagined.
To the OP, Pahiker's right that 15th/Reed is fairly close to his place. That said, and I'll say I don't have stake in the reality or fiction of Newbold, 15th and Morris is a lot closer to what I recognize as Newbold ground zero than what you're talking about.
I'm pretty sure I was looking at some places around where you were looking two years ago, and didn't really care for what I saw. Now, I looked a lot of places, but there was only one place South of Washington and a little West of Broad and North of the Newbold Proclaimed Area. Still, I might have the wrong location. People on obvious "nods" on presumably their steps, lot of spilled garbage and the like. I'll also say that, like you, I don't see a problem with living in QV 4th/Christian if that helps scope my perspective. Have you walked/driven around the block at varying hours? Do people passing by you in the area seem friendly or defensive?
I live at 15th and Morris and regularly ride my bike late at night down 15th St. (past Reed). I have never felt unsafe in that area.
I think you should randomly walk around the area with friends during the week/weekend to get a feel for the block. I know there are a few houses in that area that have kids/teens hanging out all hours of the night... but overall it seems quiet and nice. I really enjoy living in Newbold.
thanks again to everyone.
I will be getting out to walk the neighborhood soon but I do like to see what comments people have here as well.
if it wasn't so damn cold I would have already started scouting it out.
I live 6 blocks north on 15th and Christian, but pass through 15th and Reed almost daily. I think that area's decent, and stands a good chance of much improvement in the next 10 years. That being said, that neck of the woods has some problems, and I've seen "flair-ups" of violent crime reports around there lately. There have actually been a few shootings between there and Ellsworth in the last few weeks. Take a look at Everyblock.com for crime info and newspaper articles within 3 blocks, also keep in mind that this time of year is hard to gauge what the area will be like in the summer. I know a person who lived in Philly, bought a house on a well known drug corner in the middle of the winter, and was amazed and horrified come spring when she saw all the activity right in front of her house. I guess the point is, as people frequently say, go check the area out at various times of day, but keep in mind that this time of year might not be indicative of normal activity.
All of that being said, I’d probably buy there if the price was right.
"After it was all over, he took us in the house and served us pancakes. Pancakes!"
I've been living just off of 15th St. in that vicinity for 5 years. Things have changed dramatically (for the better) in that time. If you haven't lived here you wouldn't notice it.
Having lived in other parts of South Philly it's no better or worse than if you lived at 8th & Reed. Take the same precautions and you'll be fine.
I don't know if you're looking to rent or buy but one point you might find useful - Reed St. is sort of a cut-off point for new people in the neighborhood. People who live north of it have more of a Center City "i couldn't afford the house I wanted in Graduate Hospital" orientation. People south of there have more of a South Philly "I couldn't afford the house I wanted in Passyunk Square/EPX" orientation.
Just sayin' that the corner groceries (that actually sell produce and other stuff worth eating) and the other neighborhood eateries are generally south of Dickinson St. and the further north you live the further you are from the action on Passyunk Ave.
Jerk-off Kev,I am not Mel, I am 100% Downtown guy, that pathetic paragraph above proves your thinking process is so Anti-South Philly,Trade unions? Officers in trade unions? Parents are paying your way, your type is not welcomed.Local 98 has so much in fighting Johnie Doc may go,guy like you could only get in trade union with connections, father is probably reluctant to vouch for your character, you are hopeless, name dropping failure/with your attitude I am surprised you have friends
