    Default Open House - NoLibs/Olde Kensington

    Ehhh - it "Olde Kensington" is actually spelled out on Google Maps. I'll allow it.

    Indeed it is, but a simple google search shows 10 times as many results with the e than without. Google uses it, OKNA uses it in their name, SKCP uses it on their website, the Wikipedia article uses it, I could go on and on, but because so many other websites populate their data with what's on google and wikipedia, it's found its way to just about any website of note that refers to Philadelphia neighborhoods.

    Now Old City on the other hand is the other way around. People frequently idiotically throw that e on the end but most resources of note have it right without it.

    I'm a stickler about these things, and I'm pretty certain Olde Kensington is correct, as is South Kensington for that area.

    I think it's a lovely house, but I could say so many things about the staging that work against it in the pictures, I won't comment. I'll just say, it's a modern house, not a traditional one, and I'd work to play on/emphasize those attributes.

    Kensington originally overlapped "Northern Liberties" in a blurred sort of way, and it included the area now called Fishtown. One old map even labeled present day Fishtown as "Port Kensington", seemingly to distinguish it from Kensington proper further from the river.

    "Olde" as it relates to Kensington makes reference to an original and now smaller neighborhood left over after Fishtown (and maybe other lesser defined areas as wel) was separated from it.

    Maps always clearly labeled Philadelphia proper as the "City" with no distinctions regarding sections (until only recently).

    "Old" as it relates to "Old City" is an adjective, as in "elfreths Alley" is old.

    I originally sold that parcel of ground to the developer that built the 2 houses (1304 and 1306 N 4th St). Hope this sells as it will be another good comp for the area. 1306 N 4th St just settled so there is a perfect comp. That property was listed with a broker where this one is a FSBO. Good luck with the opens this weekend!
