    Marriott hotel planned for Navy Yard | Philadelphia Inquirer | 10/12/2011

    Official announcement to be Thursday the 13th.

    I'm really wondering when retail and residential will be proposed for the Navy Yard. It seems to me that a few mixed use buildings of moderate size with retail on the bottom (a few restaurants, coffee shop, dry cleaners) and residences above...if situated well within the site plan could be really successful. Something the size of a fancy garden apartment complex but with a more urban bent. 2-3 buildings the size of 309 Vine, maybe.

    Seems like a no brainer at this point. I think a small new urbanist development that took advantage of river vistas could also do well there...

    check out the navy yard masterplan, it calls for residential development on the eastern end of the yard. Think that this may be in jeopardy once the Eastwick port was approved which gave the ports some of this area.

    Hmm - I wonder if it is going to be a full-service Marriott or one of its sister brands. If I had to put money on it, I would go with one of their three mid-tier brands: Courtyard (most likely candidate), Residence Inn, or SpringHill Suites.

    Except they are trying to put manufacturing down there and one of the biggest impediments to manufacturing is residential. People bitch about noise and trucks and smells. They are probably better off not moving residential down there.

    I agree. Extend the subway and build up south broad. A pipe dream, but maybe if the lots at broad and Washington get developed as high density residential, the developers can be persuaded to chip in for the capital costs as tax credits or something.

    And there is no lack of land within radius of the BSL and MFL in all directions for residential. Let the area be noisy and laden with trucks going in and out without the threat of a couple busy bodies bitching about the quality of life issues of manufacturing.

    Good points. But some real retail/service/restaurant options could still be successful, so maybe the mixed use building has office on top instead of residential.

    Segregating the manufacturing components from the more urban components would seem to stave off most of these complaints, though. The west half is almost all manufacturing, and its primary circulation routes seem to be over the Tidal Basin lift bridge. Similarly, the easternmost extremity of the area--closest to the Packer Avenue Marine Terminal--would be best serviced via a roadway extension towards said area, and away from Broad. The corporate campus (eventually "downtown"?) area of the Navy Yard is fairly well separated from the manufacturing areas, and quite roomy to boot.

    Whether were talking about hotels, residences, or offices, how high can buildings be in the Navy Yard? The area has height restrictions because of the airport but I'm just curious to know how tall they can build.
