    It's just a reuse a previous club, not that exciting from a development perspective.

    What the heck neighbors would that be? They have no neighbors. The closest businesses are Dave and Busters and Hibachi-otherwise there's nothing around them for blocks.

    They are a few feet away from over 300 boat slips occupied by boat owners and their families who collectively pay hundreds of thousands of dollars to dock their boats there from April through October every year, and who stay over on their boats much of the time. See Philadelphia Marine Center. Rock Lobster was a reasonably good neighbor to the marina for years. Last year, Octo was not, to the point where many boat owners threatened not to return this season. This new place looks like a welcome change. We'll see.

    So, in congruence with seand's post, you're saying that the boat owners are more obnoxious?

    I don't think a beer garden is going to be any worse (or even close to as bad) and whatever crowd Octo and Rock lobster had... blasting music, drunk college kids pounding miller lites... I think the beer garden crowd will be the most subdued of any of the past tenants!

    I hit this place up yesterday, seems like a cool place to hang out on summer afternoons. The crowd at night may be much different, but it seemed to be a pretty low-key place with people sitting around picnic tables having a few beers and a bite to eat.
