    Default Borders of Templetown

    Does "Templetown" have any official/unofficial borders? I know that it's generally used to refer to the area around Temple's campus, but at what point are you far enough away from the university itself that it's no longer viewed as part of the Temple area?

    Well the north central nid borders go from 19th to broad, girard to York and 11th to broad, susquehanna to york

    Interesting that the area east of Broad and south of Susquehanna is not part of it. It looks like the NID bisects the Temple campus.

    The other two sides are composed of the train station and PHA plantations and the Yorktown community, respectively.

    The name templetown was coined by temple president Peter liacouras and was later adopted by jon Weiss as the name of his company, templetown realty.

    However, temple university has long since repudiated the name. It does not want it's brand name temple associated with anything except the university. The nid was not allowed to include the word temple in its name.

    By the way, the nid has a website which is northcentralnid.org.

    Got it.

    It looks like the NID basically excludes the campus, which makes sense.

    So I guess there is no official "Templetown". It's just the informal name given to Temple and adjacent neighborhoods that is affected by the presence of the school (which everyone seems to now be running away from I guess).

    FYI for anyone who cares, here are the NID boundaries.

    The boundaries and the NID have their importane, but the fact remains that there has been no comprehensive planning by the city for this neighborhood-- all that's happening is tryign to catch up and try to clean up the mess. There's no public plan for the CBM corridor, no idea about any open space or pocket parks, nothing-- it's a mini boomtown but with gaping holes where builders and everyone else love to dump their stuff.

    Good point. Keep in mind that the Planning Commission will be doing a community plan for Lower North Philadelphia in 2013. I agree, the development has been haphazard.

    Unfortunately that plan will be about 8-10 years too late for this particular area- but it's hard to imagine that student-related and/or speculative development will continue to push west of 19th Street and north of Susquehanna very far before 2013-- is there overbuilding happening already? I think there's a good chance of it

    I think my question is kind of related to Templetown as it's right on one of the informal eastern border markers, the SEPTA commuter rail station. I see PGW is clearing their parking lot immediately next to the railroad embankment. Does anybody know what they're getting ready to build, a parking garage for PGW perhaps?

    Paseo Verde - - A five story, 164 unit apartment building with ground floor retail is being constructed on that lot. Construction has started. There was equipment on scene yesterday breaking up the asphalt of the old
    parking lot.

    I just learned that the official groundbreaking for Paseo Verde is scheduled for April 10th.

    I drove home from class on campus the other day down 15th Street. Temple student housing extends all the way to just 1 block north of Girard. Some nice looking apartment developments have gone up in the last couple years under my radar. The one block without student housing is run down and derelict and features signs and placards saying NO STUDENT HOUSING.

    Oh boo hoo HOO! Cry me a river! They might see a drunken college student. There was just an article about it on philly.com today. Do these people know what seeing a good neighborhood turn bad is REALLY like? I'd sure love to see them do an article on what happened to my childhood neighborhood. It's an absolute ****hole now.

    I threw up in my mouth a little when I read it. After the writer opened with "on this clean, quiet block in North Philadelphia" I was about ready to just put it down.
