I was looking for feedback on investment properties at the Shore. I would be interested all of the towns between Ocean City and North Wildwood (maybe WW Crest)

I have not been to Wildwood in about 15 years. Has it improved? Gotten worse?

Here are some criteria.

Maybe $500k tops
Highly Rentable
At least 3BR/2BA
Within a reasonable walk to the beach
Highly Rentable

Does that even exist? Is it possible to cover a good % of your costs and still keep maybe a week or 2 for your own use?

I would look in Sea Isle City. You should be able to find 3db/2ba in that price range. It's a small island so almost everything is close to the beach. Good rental history in that town and I would say a much more stable real estate market than Wildwood.

So the price - even less from what I've seen on line is doable. At least in North WW, Sea Isle and Ocean City.

Does anyone have any idea, maybe even 1st hand experience, if it's probable that you cover a good part of your expenses through rental income?

north WW and the crest have def improved in the time you were gone.. Either location would give you excellent opportunities too

....and at 500k you'd get alot more house there than say, Sea Isle or Avalon. I saw a BEACH BLOCK home in North Wildwood (very nice) for 280k.
