    Default ISO affordable homeowners insurance

    We've got a place near Cloverly Park in Germantown under contract. But before we close we need Homeowners Insurance. We forgot about this until the last minute and now are scrambling to find something. From what I understand it's best to shop around for the best rates?.. I figured I'd ask some locals. Know rates? Got leads?

    You can always just get something now and change it whenever you have time to shop around. You will be refunded for any unused portion and your escrow can be adjusted as well. I use an insurance broker that shops prices for me. If you want specifics on the broker, shoot me a PM and I'll dig up the info.

    do you have a car? if so, start with whomever handles your car insurance.

    I'd be giving my mortgage advisor an earful if he failed to include homeowner's insurance in our cost estimates! Look at your estimate/fees worksheet--it will usually show up as "Hazard Insurance".

    Erie Insurance. McCollum has good rates. They also insure houses with knob and tube wiring. State Farm and others won't.

    I use HDA insurance they are good affordable homeowners insurance rates and premium process is to easy i suggest try this i hope you find best policy for your home

    A mortgage advisor has nothing to do with insurance costs. They can give you a basic estimate based upon what's typical for the city but it widely varies depending on the cost to rebuild an insurance company comes up with! Nor can they write you a policy, which is what the OP needed at the time. (I realize a spammer dug this thread up but still I wanted to address this.)

    For instance, my house cost was less in Germantown than in Fishtown however my cost to rebuild my house here is approximately $150K more than it was in Fishtown so my insurance is more here.

    Also, I know you have insurance now but a word of caution with Allstate--I've heard far too many stories lately of Allstate denying totally legitimate claims or fighting with insureds about the realistic damage costs. I switched from Allstate to Erie when my neighbor was forced to have a blue tarp over her house for almost a year because a 200 year old oak tree fell on her house costing her $150K worth of damage to the structure, roof and cornice and they were willing to give her $50K...they eventually won and got the money but in the meantime they lived in hell. No thank you, Allstate!
