    I live right off of Germantown Ave near those places. I love the neighborhood. From there all the way up to the top of Chestnut Hill restaurants and bars are thriving. This is a tough time for retail though. Lots of empty store fronts.

    I haven't seen a useful business open up in a long time on that strip. Maybe the bike shop.

    I was being sarcastic. I would certainly call the Bike Shop, Earth Bread, and Wine Thief "useful businesses". Oh, and don't forget about Valley Green Bank and Mt. Airy Custom Furniture.

    Mt. Airy is what it is. The entire neighborhood is either pretty artsy or would be inclined to identify with and shop in Chestnut Hill. I don't see them as being materialistic like, say, Manayunk is. Its mix of businesses now are very fitting and certainly infinitely better than they were 20, 30 years ago. And that brings up another point. Mt. Airy is to Chestnut Hill the way East Falls is to Manayunk. In both cases, both smaller commercial areas do fine on their own, but are ultimately limited by much larger commercial areas with bigger draws. Does that mean that Mt. Airy and East Falls fail? No. It just means that they are what they are and to expect them to really get huge is unreasonable.

    By the way, the area around Germantown and Phil-Elena has become pretty nice too.
