Wow they are quite busy in Muni Court. The LT cases are just evictions but it seems they can't keep their rentals up to code either.

The more you hear about this Civic association, things just do not add up. From a real estate standpoint, 19133 in the last 10 years has been one of the worst performing zipcodes in all of Philadelphia.

You know they would consider that a victory, right? Their goal is to keep the neighborhood inexpensive. Of course, the corollary is "inexpensive - for our people".

it also means that those same people are kept in poverty and have low quality of life except for the ones who benefit from the neighborhood being poor, blighted and crime filled. They seem to be living extremely well.

HA! Good point, although that does not bode well for folks looking to retire with the help of the value of their home....

Here is a noxy moron you rent to extra low income and advocate for the supper poor , Then when they can not pay rent or you lose your subsidy you not only get evicted ,you get a big judgment and put on the street ..
This just shows that it is about money and has nothing to do with poverty !

"Inexpensive" isn't necessarily a bad goal; it's all in how you do it. We used to solve this problems by building different types and sizes of housing: from trinities all the way up to 6-bedroom 40-foot tall row-mansions. Compare the houses on Palmer, Mutter, and Mascher here. There's a size to fit just about every income.

Today, all of our new construction is the same: 3-4 beds, 2000+ sqft. Part of that's the market demand, part of that's the financing available, part of that's the zoning restrictions on lot size and coverage. It's not an easy thing to solve, and it's no wonder that neighborhoods turn over and appreciate so quickly.

None of that's to say that the NSCA solution to affordable housing is the right one, just that there's nothing wrong with being concerned about the effects the impending wave of $400K townhomes will have.

You can advocate affordable ,You can build affordable,But implementing that idea on a whole community ? That theory sounds like any one who was to have purchased a home in this area deserves no equity in there investment ! What country is this ?
Keeping in mind half the people who own there homes in this area are low income and there homes may just be there only way out of poverty,No one has the right to implement such a wide brush on a narrow subject !

Norris Square is in the 19122 Zip code ! what is the performance rate for 19122 I think it is healthy and this is just a block to stop that growth !

19122 has been terrific and I predict will remain terrific, but the majority of that zipcode is covered by SKCP with only a fraction covered by Norris Square - down to Norris St I believe. The Norris Square association should take notes from SKCP.

Great point Karen. And as you have pointed out in the past, why not encourage these folks to purchase since with the price of the properties in that area, their mortgage payment would be about the same or perhaps less than the rental payments they would be paying ? I think it would make more sense to have folks have the goals of homeownership where they can build equity and move forward in that direction instead of cramming people in a "low income" project that the community is against ?

I just mentioned that Norris Square should take notes from SKCP, but they should also take notes from NKCDC which has some great first time homebuyer seminars where it gets folks invovled and gives them the knowledge of grants and programs to move forward in that direction.

They're holding back certain parts of 19122 from improvements in addition to 19133. That's a shame particularly for 19122, because the area around Norris Square and towards the playground at Howard and Berks has a lot of potential.

And thats the part that behooves me , why would any one not want to improve there quality of life ? It is more like being held back for financial gain for a couple of very powerful people ,who need to be put in check ,or put in a part of the city that would benefit from this thinking !

Did anyone catch who the lawyer for WCRP mentioned as approving the low income housing project and lives on Hope St?? He named the drug dealer who lives on the block. Everyone thought he was talking about his son who shares his same name, but he didn't say JR so the lawyer was talking about the father who deals drugs right out of his house and right on Hope St until the older ladies on my block yell at him and chase him and his junkies down the street (I love these ladies).

WCRP and Norris Sq went on the record saying the resident drug dealer approves their huge low income apartments being crammed onto our little alley way street. WCRP and Norris Sq shows again and again how they little they actual care about poor women and children, because they asked for approval from the resident drug dealer, some random dude who lives g-d knows where but doesn't want normal real estate appreciation over the years, etc.

When a project defies common sense and financial feasibility, you have to wonder, what's the real deal, cause only an idiot would be in support of this project, and I don't think people that rich like Norris Sq and WCRP both with revenues in the millionssss are stupid.

The growth in 19122 is south of Berks St. The jurisdiction of Norris Square Civic begins at Berks from what I can recall.

yes, it begins at Berks. My mom asked me why I even bought my house here, but how was I to know what Norris Square was like, nobody will speak against them in this neighborhood. Also right after I bought, maybe a year, Norris Sq changed their catchement to include up to Berks. I don't know how that happen but it was probably done without any community input I am pretty sure, because I wasn't included or notified at all. It was only when I wanted to get a public trash can for the street like they have in fishtown did I find out who my civic association was, and I emailed and stopped by and was ignored or told they couldn't help me at all everytime. I couldn't understand how fishtown had the solar trash cans but on my block, the older women on my street would have to sweep up the trash from the bars and corner stores people would throw on our block every morning to keep the street clean. Made me upset to see them being disrespected by Norris Sq. With all their money, they couldn't even help us get a public trash can.
