    Default What's the saturation point of coffeeshops?

    The owners of the building across the street from Lazo's pizza dropped off letter to neighbors explaining that they want to start a coffee shop. I'd be happy if they did something with the location, but that would be the 3rd coffee shop in as many blocks on 26th St (counting Dasiwa).

    Assuming the same population density (which is not the case here, as Poplar and 26th is on the edge of the lessor populated Brewerytown), I wonder how many blocks of residence it takes to sustain a coffee shop.

    Back to Lazo's Pizza Coffee.... What would it look like? Did they say what they would offer different?

    It's not Lazo's it's across the street from Lazo's.

    Letter didn't go into detail. Just a heads up and solicitation of feedback.

    I guess it's a decent location because you get the 15 and 32.

    A rough ballpark figure for breaking even would be about $400 - $600 in sales a day. The caveat to this is I have no clue about buyer financials, such as building ownership, build-out costs, hours, etc etc.

    People @23rd & brown tried & failed. Better to fail early & cut your losses,

    Keep in mind that the Bluejay @ 29th & Girard sells a lot of coffee to the bus traffic.

    FWIW, they didn't try very hard. I don't think they ever even renovated that space. Aside from putting up flyers on the building's door, and drawing the ire of the NIMBY's, they didn't do much at all. Did they?

    Also, it was supposed to be a sandwich shop, not a coffee shop.

    Bella Vista/South Street/Queen Village have yet to arrive at that number.
