After spending 8 years in SWCC, I have outgrown my tiny little rowhome (and my postdoctoral fellowship), and I'm about to apply to jobs in the Western 'burbs.  Wife works at CHOP (and we love the city), so we'd like to be close to a train station.  Where can I live without getting culture shock in the burbs?  We're looking at Ardmore/Haverford, but don't really know much about what lies beyond...well, 47th Street.  Help!</div>

			<title><![CDATA[Help!  Landlord's in jail...]]></title>

			<content:encoded><![CDATA[<div>This is a pretty bizarre, long story, but I will try to make it as concise as possible.  I would appreciate advice from anyone familiar with landlord/tenant law in Philly.<br />

I'm supposed to move into a new apartment in East Falls this weekend.  My lease actually started May 1, but I don't have to be out of my current apartment until May 31, so I've taken my time with moving out.  I paid first, last, and security when I signed the lease for the new apartment.<br />
<br />
The roof at the new apartment has been leaking.  The landlord supposedly fixed it at the end of April, but he didn't do a good job.  When it rains, water drips through the living room ceiling onto the floor.  It's pretty bad, and I don't want to put any of my furniture in the living room because it'll get ruined (this is why I've held off on moving in for so long).  It  looks like he never even completely finished repairing the ceiling.  The section of the ceiling he cut out to fix the leak hasn't been painted the same color as the rest of the ceiling, and he left the ladder and all of his tools lying around the living room.  The room is covered in plaster dust and is a total mess.  I had been leaving him voice mails and knocking on his door for over two weeks to ask him to fix the leak again, but he never responded to me.  I noticed he wasn't picking up any of his mail either, so I did some googling and found out he's been in jail since May 2 for stalking someone.  It looks like he had previously been arrested for stalking and was out on bail when I signed the lease (eeeek!).  He must have violated the terms of his bail because he was arrested again hauled back to jail on May 2.  There is a hearing on a Motion to Revoke Bail on May 23 and a trial for the first stalking incident in June.  <br />
<br />
So for my questions:<br />
<br />
1)  Am I overreacting by wanting to end the lease?  I'm a female in my 20s and will be living by myself.  The landlord lives on the first floor of the same building that my apartment is in, so I'm nervous about him having a key to my apartment and being so close by if he gets out of jail.   <br />
<br />
2)  There's a clause in the lease that says I can break the lease and get all rent and my security deposit back if any major repairs begun before the lease are not fixed within 30 days of the first day of the lease (that would be May 30 in this case).  If I choose to break the lease and go this route, how would I give him notice that I'm ending the lease and ask for my money back, since he's in jail (assuming he's still there at the end of the month)?  Also, if I had to sue him in Small Claims Court to get my money back, how long would that take?<br />
<br />
3)  Is there any way he could come after me for breaching the lease if I choose to go with paragraph (2)?  I have pictures of the leak and the condition of the apartment that I took on May 11, and I also have a log of the times I left him voice mails, etc.  Should I try to get L&amp;I or some other agency involved just to have a record that the roof is leaking really badly?  I'm scared he might try to stalk me or somehow retaliate if I do this or ask him for all my money back.  Am I supposed to try to contact the landlord in jail since now I know he's in jail and tell him to get someone to fix the roof?  I don't even know how to contact someone who is in jail since I don't know anyone who has ever been in jail before.  <br />

 Hi everyone!  I'll be moving to the area soon (hoping for a July 1st move) and am looking for some input on neighborhoods and things to do around town.  I'll be living with my boyfriend and we'll both be working near the airport. I want to live in the city and was thinking about the South Philly, Pennsport, Queen Village area, but we're also considering areas like Prospect Park, Ridley Park and Essington.  We'd like to keep the rent around $1200 and would really prefer a 2br over a 1br.  We'll have 2 cars so this is something to consider, too.<br />

 I've heard mixed opinions about the Pennsport area, but that seems to be more in our price range than Queen Village. Would I feel safe walking the neighborhood as a 20-something female? My boyfriend works late hours so I'll be exploring the city a lot on my own. Also, does anyone know how Essington is? I know nothing about the area, but have seen a few apartments online that look decent.</div>

Hey guys, I'll be moving from New York City for law school this summer and I need some recommendations on where to look for apartments. I've filled out the questionnaire, but thought I'd give a little more information. I've been to Philadelphia a few times in the last half year and I absolutely love it there. I really enjoyed the Rittenhouse Square area and would love to live near there if possible. I'm hoping that someone has a recommendation on a hi-rise that they can recommend in or around the Rittenhouse Square area, though I'm not limiting my search to that area. <br />
<br />
Also, are landlords as strict as NYC in terms of qualifying for rent? I'm finishing my undergraduate degree in New York City right now and I haven't been working. I won't be able to work during my first year of law school (ABA regulations). However, I have some money saved up and I will be taking out loans to finance my education and my cost of living in Philadelphia. Would this satisfy any requirement landlords might have?<br />

Years of visits and indoctrination has made East Passyunk her first choice, but money's tight and the wage tax, tolls, etc. are a serious obstacle. 30-something, likes restaurants and bars and outdoorsy stuff. No kids, would be living alone. A  city person at heart, so the move to the burbs is distressing to her. My knowledge of SJ is spotty, so I'm not as much help as I'd like to be.<br />

What's she's looking for:<br />
<br />
* $1000 or less for a one bedroom. $900 (or less) would be better.<br />
* ease of access to Philly. Walking distance to PATCO (or a bus, maybe?) would be a serious, serious plus, as she's concerned about coming into the city (which she plans to do frequently), having some drinks, and then having to drive.<br />
* close access to park/trails for running and rollerblading<br />
* some town amenities of the restaurant and/or bar variety would be good<br />
<br />
Collingswood? Haddonsfield? Could someone talk me into believing that living at The Victor in Camden would be a good idea? Open to suggestions.</div>

I would like some advice and you views please.<br />
My wife and I are looking very carefully at moving down to Philly from Calgary, AB.<br />
We both have thought about this and had many long hours of talking after many cups of coffee and weighing the pro's and con's on the move,<br />
we both always fall back on the same reason for moving! And this is what is propelling us to make the jump.<br />
<br />
We are originally from London, UK but relocated to Calgary back in 2006 and since then opened a very success business here in Calgary but the way of life and<br />
my personal passions are lost here. I have a few friends down in Philly who all say it's an amazing place. But i'm looking for all views, as i think they are very basic on their answers.<br />
We know we will be making a financial sacrifice but that would really be the only sacrifice as many of our friends here understand our overall goal.<br />
<br />
we would be looking at buying a home before moving and renting it out until we ourselves move down to Philly, so I have looked on many websites and researched a few place, but can anyone here<br />
let me know good, safe places to buy. We have a budget of about 250k really only looking for detached, around 3, 4 bedrooms.<br />
My personal concern is for safety for my wife so somewhere that has a low crime stat but is accessible to downtown.<br />

We will be making a trip later this year as we will be visiting Finksburg Maryland and then heading to Philly and New York after, so we can get an idea of people, place and job market.<br />
