New "We Buy Houses" Creep!
Geeze, I though these creeps were finished with this nonsense! However, here's a new trashy "We Buy Houses" sign from a new creep! This one was posted on utility poles at the NE corner of Oxford Avenue and Magee near 6600 Oxford Avenue and the SE corner of Oxford Avenue and Magee near Oxford Auto Repair at 6529 Oxford Avenue.
Who exactly are the types of people that put up these kinds of signs/buy these houses anyway?
They are "wholesalers" who have bought into a get rich quick scheme. They promise the homeowner a quick cash sale for a lowball price with no commission. Their contracts are assignable and limit damages for breech to loss of their tiny deposit. They then try to flip the agreement (assign it) to an investor for a middleman profit.If they can't do that they walk away from the deal and cede their tiny deposit to the homeowner. I have seen a lot fewer of these signs in S. Phila. lately. I don't know if it is because of our efforts, the City's "crackdown," or just that the fad has passed.
I might be wrong, but it seems the type of people to sell their houses to these guys would be people who want money for drugs or something.
No, I believe that they are taken in by the "no commission, cash sale" spiel and aren't sophisitcated enough to understand the clauses in the sales contract which allow the wholesaler to sell the deal or to walk away from it and only lose his tiny deposit.
Pulled down yet another one of this loser's signs on the NE corner of Oxford Avenue and Levick near the Rite Aid at 6401 Oxford Avenue about ten minutes ago!
Even more from this particular creep. I guess the frigid temperatures won't stop him from blighting our neighborhoods with his trash!

I've had more than one client sell to these kinds of folks following the death of the homeowner because they want a fast sale so they can wrap up the estate administration and get their money.

Seems another old creep has returned to his sinful ways as a dog returns to his own vomit. The yellow coroplast signs with "We Buy Houses 215-550-4000" scrawled in black magic marker has appeared at the following locations:

I'm an actual real estate investor in Philly who personally buys every home I put under contract. I only advertise online. I get calls from these clueless people everyday trying wholesale me houses, if you want to stop them you need to stop the classes. Every month they have workshops where they teach people

LOL. This seems to be too imposing and colorful but not yet hitting my senses. I too deal with corporate housing but not this way. Perhaps they need some classes in getting educated from High-School.
