    Probably start work next spring/ summer. We've got relatively large projects at 30th & Baltz Streets, Girard Ave & Taney Street and Cambridge Street that we need to do first. We're also in the middle of doing 4 houses (2 on 28th, 1 on Taney and 1 on 27th), and have a 7 house project on Stiles and Cabot Streets coming up in the near future.

    The artist Steve Powers, aka ESPO, most famous in Philadelphia for his Love Letters series along the El in West Philadelphia, is opening his ICY Sign Co. in Brewerytown at 2819 W Girard Avenue! Among other activities they will be making new signs for local businesses, so this is sure to add to the vibrancy of The Avenue.

    Saw an orange notice posted on the door of the former church at 27th and Girard . I didn't have time to stop and read it...anyone know what it's about?

    It will be a 16 unit residential conversion! This is not our project, but we are very excited to welcome it to the neighborhood.

    Hope you do the 3000 block of Cambridge. It looks like hell.

    I feel like this could be a very big deal (dare I say...game changer?) for the neighborhood. While I know nothing about the financials of redeveloping neighborhoods, it would seem to me that if someone can pull off a church-to-residential conversion on this scale (and turn a profit), it has to send a message to other developers that this is a neighborhood that can provide return on investment. Especially when added to the example already set by N28 in the area of new construction.

    There's a good-sized warehouse/garage coming down at approximately 1236 W. College Avenue. Once it's gone there will be contiguous empty land spanning back to 26th Street.

    This yours MM? Anybody know if there are development plans?

    I have heard that, despite his apparent abandonment of Brewerytown, Westrum will be doing a Brewerytown Square Phase 2.

    There is a strip of land behind the supermarket retained by Westrum for housing. We are not certain on their timing, but that land will be built upon at some point.

    We have two houses on the 3000 block of Cambridge that will be rehabbed over the next year.

    Totally agreed!! Just saw some renderings the other day, and it will be GREAT!

    Do the renderings include new construction on the empty land that was a part of the deal?

    Looks like Italian Express picked the right time to pretty things up and get ready for new customers.

    I wouldn't bet on it anytime soon. Plenty of owners have taken a bath on the resale at Phase 1. That has to give Westrum pause when considering Phase 2.

    At this point many units are rentals and from what I have heard most owners are taking a hit on the rent-minus-mortgage figure (of course, if they're doing their accounting properly and they show depreciation expense on their tax form it would look like their making money....). Westrum is a douchebag and builds crap product. Both the S Philly and Brewerytown buildings were made with serious deficicits and got pushed as "luxury living." Leave the open space between the market and Thompson St. alone since we'll lose about 24 parking spaces (lot is almost always full at night - nothing abandoned that I've noticed in a while) and fence in the dog run at 32nd St. Nobody wants to live even closer to the squeaky-ass train!
