Eldondre - $278 a foot. How does that stack up against other cities? Places like Conshocken? It is high for Philly but cheap for Rittenhouse Square, value-wise. I'd guess it'd sell for $500 per foot if they were to retail it. Rent for $3 per foot? Would that be high?

Yeah, but that is the difference between public and government construction...You put enough money behind it and it can be done faster.

Any info on the building out yet? Property manager? Rental rates? Opening day?

I passed by it today for the first time in months - too bad the first several stories are a parking platform, but the high rise itself isn't bad looking and it will be great to have something residential there.

The banners at the construction site list a website, but it's just a placeholder so far.

That seems to be the case in most Philly high rises unfortunately. Unless you've got serious money, I.e. Comcast, its just too pricey to put it underground.

Yeah digging around layers of infrastructure several centuries old is definitely costly. Once you get past the crumbling PGW pipes and the layer of Ben Franklin skulls, you've still got the CHUDS to deal with.

Is that the "Fergie Tower" you're talking about (Sansom btw 12th and 13th)? When are they supposed to start work on that?

The owner of Fergie's says it's in the "early planning stages," although I haven't seen this corroborated anywhere else.
